Architectural Services
We are dedicated to contemporary architecture, whilst at the same time understanding that certain projects benefit from keeping in style with the existing building or context.
Our aims are to deliver a professional service to guide you through the processes of Planning Applications, Building Control applications and on-site dealings with the contractor. Our service and fee structure are designed to enable you to select a partial service – whether you would prefer to simply have some sketches carried out to explore the options, or whether you would like to appoint an architectural technologist to submit a planning application, we would be happy to help.
You can choose the Full Architectural Service which includes the following;
- Brief taking and confirmation of key requirements and constraints.
- Design and layout proposals and development of proposals.
- Planning applications
- Building Control applications
- Production Information (detailed drawings and tender package preparation)
- Tendering to vetted contractors, analyzing the tenders and advising you on the most suitable procurement method.
- On site Contract administration.

Fees:
Architectural fees are generally based at either an hourly rate or a percentage of the construction cost. Either way we will give as close an estimate as possible of the fees involved at the time of appointment. As we aim to make well designed spaces and the use of architectural services accessible, our rates are reasonable and competitive for a qualitative, personal and professional service.
Building & Land Surveys
Let Sepia Design take the hassle out of surveying for you. We prepare measured building and house surveys all across London for various clients such as architects and management companies. All we need is a detailed description of the amount of detail required for your particular building or house and we can provide you with an extremely competitive quote.
Once we have agreed on a price for the works we will arrange a date and time to enter the property to complete the survey. Normally we can prepare survey drawings within 2 – 3 working days from the date of the survey.
What do we charge?
We charge approx. £900 – £1200 for a complete survey of a typical 3-bedroom semi-detached house which will include full survey drawings i.e. elevations, floor plans & sections. Prices vary for additional detail or information. Please see below for a list of what we would typically include on our survey drawings.
What is a building & land survey?
This is an accurate representation of your building or plot of land. For buildings this will generally consist of elevations, floor plans, sections and a site layout map. For land surveys this will consist of a layout map of the plot of land with the option of additional contouring of the site to show falls and gradients where required so that the client achieves an accurate set of drawings to work from.
What is included in a typical building survey?
Elevations:
The amount of detail required varies depending on the client’s requirements and what the drawings will be used for. Typically we will include all external elevational details including window fenestration, plasterwork, mouldings, decorative timber details, drainage pipes and guttering, etc. We take details measurements on site as well as photographs to make sure capture every detail.
Floor Plans:
Again the amount of detail will vary from client to client depending on the end use of the drawings. Typically we will show the internal layout of the building including for all columns, nibs, doors, stairs, bulkheads & beams overhead, etc. Positions of electrical and plumbing fittings can also be shown if required.
Cross and Longitudinal Section:
These can be provided for the building to show structural and elevational details at any given point in a building. This is vitally important to combine with the floor plans and elevation to provide an accurate representation of the property as a whole. The extent of elevational detail to be shown is down to the client’s requirements but typically we can show, stairs, doors, sanitary ware, furniture, decorative features such as cornices, architraves and skirting and any other detail deemed necessary.

Rachel B Stevens Artwork
Commission an original watercolour painting or card for a special occasion by trained illustrator Rachel B. Stevens. I can include the person’s name, birthday/special date, their favourite colours, hobbies, things, places, food, family tree, etc. I also do murals and house watercolour drawings.

The practice of Glencross and Hudson, consulting civil and structural engineers and surveyors, was established in 2008 in Hampton, Middlesex. The company has expanded to the West Midlands and has links in the South West area.
