The Continuing Service
When Planning Permission consent has been obtained /Building Regulation drawings produced, and on your further instructions, a specification of the works necessary can be prepared, sent to you for your approval, and competitive tenders sought from selected contractors.
As part of the contract administration, we would carry out several site visits to ensure that the project is being carried out in accordance with the specification. The number of visits will of course vary, depending upon the complexity of the work being undertaken at that point in the contract.
The overall fee for the preparation of the Specification, obtaining tenders, contract administration and supervision of the Works would be calculated at the rate of 9-11.5% of the total net cost of the Works plus VAT. The fee will be broken down into three stage payments made up as follows:
- An initial fee of £950.00 plus VAT to be charged at the time the draft specification is agreed. Please note, this charge is a nominal sum and is not representative of the skill and effort involved in its production. If our employment is to be terminated at this stage, this charge will need to be doubled.
- A second fee of £950.00 plus VAT is due upon the production and submission of our tender summary. During this stage, if our employment is terminated, a third invoice will be sent to you for the sum of one third of the total fee, based on 11.5% of the net final cost of the lowest quote submitted, plus VAT, less the two previous charges.
- Final payment calculated at 11.5% of the cost of the works, less previous invoices. To be paid 50% at inception of the contract and the balance at “practical completion” stage. Minimum overall fee £2,470 + VAT on small projects. i.e contract sum of less than £22,000 plus Vat.
The works would be carried out under the JCT Agreement for Minor Building Works contract, and a contract between yourself and the builder would have to be signed and completed prior to the works commencing, the contract being held in our office for safekeeping. A separate charge of £90 plus Vat is charged to cover the cost of purchasing the contract forms.
The works may fall under the Construction (Design and Management) Regulations 2015. Sepia Design will provide the role of Principal Designer and Client’s Advisor within the 11.5% contract administration fee.
Sepia Design carries Professional Indemnity Insurance in accordance with the requirements of the Chartered Institute of Architectural Technologists. We also have a complaints-handling procedure in accordance with the Chartered Institute of Architectural Technologists that is available on request.
